We ran into some trouble in this area after our sales consultant mistakenly told us we could add a soaking tub in the master bath during the design sessions. The addition turned out to be a structural upgrade after all, one that was not listed on our initial sales contract. It took a lot of back-and-forth on our realtor’s part to get that error corrected without a change fee. I wish we had just asked a consultant about the bath upgrade at the studio preview event, because it would have saved us all a lot of stress if we had the correct information before setting foot in the sales office. If you’ve been dreaming of a bold blue kitchen island with marble counter tops and brass drawer pulls, for example, you may find that KB Home does not offer any of those things, even on their priciest upgrade list.

Every single upgrade we selected at the Orlando Design Studio was simply added to our total home cost, and rolled into the mortgage. Keep in mind that upgrade pricing varies by city, location, and even floor plan, so your options might look different. We were offered a small studio credit without even asking, which I think is due to the fact that we built in a brand-new community and also because we already had a lender lined up for the purchase. We did upgrade to recessed lighting in the kitchen and living room, as this seemed like a time and labor-intensive task that was best left to professionals. If you don’t want to spend the extra money upfront and don’t mind the additional cost on your monthly payments, then finance away! KB Home has a calculator on their website to help estimate the cost of financing upgrades, but it is always smart to check with your preferred lender and get a better idea of what you might actually pay.
It is worth noting, however, that you may have the option to pay for some or all of your studio upgrades upfront (structural upgrades are added to the mortgage). Want $1,000 worth of upgraded countertops, but don’t want to pay the additional interest? Ask if you can write a $1,000 check on the spot and cut that cost out of your loan total.
